How has EIBOR moved since 2025?
Every daily fixing since January 2025. EIBOR follows US interest rates because the dirham is pegged to the US dollar, so it tends to move around decisions by the US Federal Reserve and the Central Bank of the UAE.
What does EIBOR mean for a mortgage payment?
A variable mortgage is priced as EIBOR plus the bank’s margin. Here is the monthly payment on a AED 1,000,000 loan over 25 years at 3-month EIBOR plus a 1.5% margin, at different points in time.

The 1.5% margin is an example; your own margin is in your offer letter. If your rate is still fixed, your payment doesn’t change until the fixed period ends. Fixed rate ending soon? See if moving your mortgage to another bank pays.

Questions about EIBOR.
What is EIBOR?
EIBOR, the Emirates Interbank Offered Rate, is the benchmark rate at which UAE banks lend dirhams to each other. The Central Bank of the UAE publishes it every working day for six tenors, from overnight to one year. Most variable mortgages in the UAE are priced as EIBOR plus a margin set by the bank.
Which EIBOR rate do UAE mortgages use?
Most variable UAE mortgages are linked to 3-month EIBOR, and some banks use 1-month EIBOR. Your offer letter says which tenor your loan follows and how often the rate resets, which is often every three months.
Why does EIBOR follow US interest rates?
The UAE dirham is pegged to the US dollar at 3.6725 dirhams per dollar, so UAE rates move with US rates. The Central Bank of the UAE anchors its Base Rate to the US Federal Reserve’s interest rate on reserve balances. EIBOR is set from banks’ daily quotes, so it moves every day, but it follows those policy moves.
How does EIBOR affect my monthly mortgage payment?
If your rate is fixed, your payment does not change until the fixed period ends. If it is variable, your rate is EIBOR plus your margin, and your payment changes when the rate resets. As a rough guide, every 0.25 percentage point rise adds about AED 150 a month for every AED 1 million borrowed over 25 years.
Where does this EIBOR data come from?
Every figure comes from the Central Bank of the UAE. Fixings from January 2025 to September 2026 are from its yearly EIBOR spreadsheets; later fixings are collected each working day from its EIBOR rates page. No fixing was published on 28 August 2026. You can download the full history as a CSV file.
How often is this page updated?
Every UAE working day, usually within a few hours of the Central Bank publishing the day’s fixings around midday UAE time.
