Questions about switching your mortgage.
When does a mortgage buyout make sense?
Usually when your fixed period has ended or is about to, and your rate is moving to EIBOR plus your bank’s margin, or when another bank offers a clearly lower rate than your own. The test is simple: the monthly saving has to cover the switching costs in a reasonable time. We work that out with your real numbers before recommending anything.
How much does it cost to switch banks?
The main costs are the early settlement fee to your current bank (the Central Bank caps it at 1% of what you owe or AED 10,000, whichever is less), the new bank’s processing fee (up to 1% plus VAT at many banks, and some waive it), a valuation of about AED 2,500 to 3,500, and in Dubai the Land Department mortgage registration of 0.25% of the loan plus about AED 290.
How long does a buyout take?
A typical rate switch takes around 3 weeks once your documents are complete. We coordinate the liability letter, the new offer and the settlement between the two banks.
Is a mortgage buyout the same as refinancing?
Close. Refinancing means replacing your current loan with a new one, with your own bank or a different one. A buyout is when a different bank pays off your current loan and takes it over. It’s usually the route to a better rate when your own bank won’t match it.
Can I take extra cash out when I switch?
Often, yes, if the bank’s valuation of your home and your income allow it. The new loan pays off the old one and the difference comes to you. See releasing equity from your property.
Is there a fee to use WayzFinder?
In almost all cases, no. Our fee is paid by the bank once your mortgage is disbursed, so the rate you get through us matches or beats going to the bank directly. Any exception is confirmed with you upfront, in writing, before any work begins.
