Questions about releasing equity.
What is a loan against property?
It’s a loan secured on a home you already own. The bank lends you part of the property’s value as cash and registers a mortgage on it, and you repay it monthly like a home loan. It’s also called equity release.
How much can I release?
It depends on three things: the bank’s valuation of your home, the bank’s maximum loan-to-value, and your income. Emirates NBD, for example, lends expats up to 80% of the value of a ready, freehold property in Dubai and Abu Dhabi, with a minimum salary of AED 15,000 (checked 13 October 2026). Any mortgage still on the property is paid off first, and all your monthly debt payments must stay within 50% of your income.
Can I release equity if I still have a mortgage?
Yes, if the numbers work. The new loan pays off your current mortgage and the rest comes to you. Your current bank can charge an early settlement fee, capped by the Central Bank at 1% of what you owe or AED 10,000, whichever is less. If you mainly want a lower rate, see mortgage buyouts.
Can I borrow against an off-plan property?
Generally not. Loans against property are made on ready, completed homes. Emirates NBD’s pages, for example, ask for a ready property for expats and a fully constructed, completed one for UAE nationals.
Can self-employed people apply?
Yes. Emirates NBD, for example, offers it to both salaried and self-employed people. Self-employed applicants usually show a trade licence and company statements instead of a salary certificate.
Is there a fee to use WayzFinder?
In almost all cases, no. Our fee is paid by the bank once your mortgage is disbursed, so the rate you get through us matches or beats going to the bank directly. Any exception is confirmed with you upfront, in writing, before any work begins.
