Questions about getting a mortgage in Dubai.

What are mortgage rates in Dubai right now?

Advertised fixed rates start from about 3.99% at some banks, fixed for 1 to 5 years (checked 26 October 2026). After the fixed period most loans move to 3-month EIBOR plus the bank’s margin; 3-month EIBOR was 4.15% on 26 October 2026. The rate you are offered depends on your income, deposit, whether you move your salary, and the bank.

How much deposit do I need to buy in Dubai?

For a first home under AED 5 million, expats need at least 20% and UAE nationals 15% (30% and 25% above AED 5 million). Off-plan purchases need 50%. On top of the deposit, budget about 7% of the price for fees: the 4% Dubai Land Department transfer fee, agent and trustee fees, mortgage registration, valuation and the bank’s processing fee. Banks can’t finance these fees.

How much can I borrow?

Three Central Bank limits apply: the loan can be up to 80% of the price for an expat’s first home under AED 5 million (85% for UAE nationals), your total monthly debt payments including the new mortgage can’t exceed 50% of your income, and the loan is capped at 7 years of salary for expats (8 for nationals). The maximum term is 25 years.

Can non-residents get a mortgage in Dubai?

Yes, at many UAE banks, usually on ready properties and for about 50% to 65% of the value. Non-resident rates are currently around 4.99% to 5.99%. The basic documents are your passport, the last 6 months of bank statements and a credit report. See our non-resident mortgage guide.

How long does pre-approval take?

Most residents with complete documents receive a pre-approval letter within 48 hours. Non-resident or self-employed files can take a little longer depending on the bank’s underwriting.

Is there a fee to use WayzFinder?

In almost all cases, no. Our fee is paid by the bank once your mortgage is disbursed, so the rate you get through us matches or beats going to the bank directly. Any exception is confirmed with you upfront, in writing, before any work begins.
